Design-and-build combines the design and implementation responsibilities that are often split between separate appointments. The intention is not to skip design; it is to keep design decisions, costing, procurement and construction connected as the project develops.

The route is particularly useful when a client values a coordinated point of responsibility, needs early cost visibility, has a compressed programme or wants procurement and construction input while the design is still being developed.

It is not automatically the right route for every client. Formal institutions may require independent consultants and competitive tendering, while highly specialised projects may need additional specialist appointments. The delivery model should follow the governance and risk profile of the project rather than a sales preference.

Single-point delivery should not mean that scope becomes opaque. The client should be able to understand what is included, what remains provisional, which assumptions affect price and what happens when the brief changes.
